How can you tell if a roofer is being straight with you?

The five things an honest roofer will do without being asked.

Ask for photographs of the specific problem on your roof, not stock images or generic examples. An honest contractor took them and will show you. Ask for the estimate in writing and itemised — scope, materials, and what happens if the decking underneath turns out to be compromised, which is the single most common source of a surprise change order. Check that the licence number on the paperwork matches the state registration and that the company will name its insurance carrier. Be wary of anyone who will only hold a price if you sign today, who asks for a large payment before materials are delivered, or who tells you insurance will definitely cover it before an adjuster has seen anything. Above all, a straight roofer will sometimes tell you not to do the work yet. Someone who has never once recommended a repair over a replacement is selling, not diagnosing.
