A figure on its own tells you nothing, because it is not a price for "a roof" — it is a price for a specific scope on a specific house. Thirty thousand dollars could be steep for a straightforward tear-off and re-shingle on a modest gable roof, and entirely reasonable for a large, complex, multi-plane roof in a premium material with decking replacement and ventilation correction included. What makes an estimate comparable is line-item detail: measured roof area, number of layers being removed, underlayment and ice barrier specification, flashing and ventilation work, decking allowance, disposal, and the warranty position. Ask every bidder for the same itemisation and the differences become visible immediately. A cheaper number very often turns out to exclude the decking allowance, the flashing, or the tear-off itself.
