Atlantic County: Island Roofs and Mainland Roofs
There are two Atlantic Counties, and a roof built for one is wrong for the other. On Absecon Island the ocean sets the terms: salt in the air every day of the year, wind with nothing in front of it, rain that arrives sideways. Fifteen miles inland at Mays Landing the air is still, the pines close in, and the same shingle behaves like a different product entirely.
Most of Atlantic County never sees the ocean. The county seat is Mays Landing, sitting inland on the Great Egg Harbor River, and the bulk of the land area belongs to Hamilton and Egg Harbor townships, the blueberry farms around Hammonton, and a wide stretch of the Pinelands National Reserve. The shore strip is narrow by comparison — Longport at the southern tip of Absecon Island, then Margate and Ventnor above it, with Ocean City just across the inlet beyond the Ninth Street bridge. Two miles of bay and marsh separate those worlds, and every crossing is a bridge, which is a scheduling fact as much as a geographic one.
Island roofs fail from the edges in. Uplift gets under a rake or an eave first, so starter course fastening and edge metal decide whether a roof survives a nor'easter. Salt does the slower damage: it corrodes fasteners, eats at vent collars and drip edge, and finds any bare steel someone used because it happened to be in the truck. Sealed penetrations matter more than shingle weight, and flat deck sections above living space need membrane terminated properly at the parapet, not shingles turned up a wall. Mainland roofs have almost none of that. Around Hammonton and Egg Harbor the enemies are shade, pine debris and summer thunderstorms. Same county, two specifications.

Does salt air really shorten a roof's life on the island?
It shortens the life of the metal more than the shingles. Fasteners, vent collars, drip edge and exposed flashing corrode faster within a few blocks of the ocean, and a roof usually gives out at those points long before the field wears through. That is why a Longport or Margate specification leans on corrosion-resistant fasteners and flashing rather than on a heavier shingle.
Is metal a good idea at the shore?
It can be excellent, provided the system and the fasteners are chosen for a marine environment; the wrong alloy or the wrong screw near the ocean is worse than asphalt. Standing seam helps considerably because nothing holding the panel down is exposed to the weather. If your particular roof, with its penetrations and its layout, is a poor candidate, we will tell you that.
Can work be scheduled around summer rentals?
Yes, and on the island we plan for it. Most owners want work done outside the rental season, or squeezed into the gap between two bookings, so a date goes into the written proposal and we hold it. Shoulder-season weather is usually workable. What we will not do is open a tear-off we cannot dry in before a forecast that has changed on us overnight.
