Metal has stopped being a specialty product in this region. Drive through Lancaster County farm country or the newer developments around Doylestown and you will see standing seam on ordinary houses, because the maths has changed: a properly installed metal roof outlasts two or three asphalt roofs, sheds snow instead of holding it, and does not lose granules to forty summers of ultraviolet.
We install two families of metal system. Standing seam hides its fasteners under raised, mechanically seamed ribs — there is no exposed screw to back out or gasket to perish, which is why it is the choice for a roof intended to be permanent. Exposed-fastener panels screw through the face into the deck; they cost meaningfully less, install faster, and are the sensible answer on outbuildings, porches, additions and agricultural structures.
The difference between a metal roof that lasts and one that leaks is almost never the panel. It is the detailing — how the panel meets a valley, a sidewall, a chimney, a pipe boot; whether the substrate can carry the thermal movement metal insists on; whether the fasteners are compatible with the panel so the two metals do not corrode each other. That is the part we get right, and the part a low bid usually gets wrong.
Metal is not the answer everywhere. On a complex roof with many dormers, hips and valleys, the labour to detail metal correctly can outrun the value of its extra service life, and a premium architectural shingle is the better buy. We will tell you when that is the case.

How long does a metal roof last?
A correctly installed standing-seam metal roof is a multi-decade system — it is normal for one to outlast two or three asphalt shingle roofs on the same house. Exposed-fastener panels have a shorter service life because the fastener gaskets are the wear item, and they are the part that eventually needs attention.
Is a metal roof noisy in rain?
Not on a house. The noise people remember comes from metal fixed directly over open purlins on a barn or shed, with nothing underneath it. On a residential roof the panels sit over a solid deck with underlayment, and often insulation and a ceiling below that, so a metal roof is no louder than shingle.
Can you install metal over my existing shingles?
Sometimes, and we will tell you honestly whether your roof is a candidate. It depends on the condition of the decking underneath, how many layers are already up there, and what the local code allows. We would rather tear off and see the deck than cover a problem we cannot inspect.
Does a metal roof attract lightning?
No. Metal does not attract lightning, and because it is non-combustible it is generally regarded as a safer covering if a strike does occur nearby.
Will a metal roof make my house hotter?
The opposite, generally. Metal reflects a large share of solar radiation rather than absorbing it the way a dark asphalt shingle does, and the reflective finishes we install are specified for exactly that reason.
What is the difference between standing seam and exposed fastener?
Standing seam joins panels with raised ribs that are folded or mechanically seamed together, so no fastener penetrates the weather surface. Exposed-fastener panels are screwed through the panel face, with a rubber washer sealing each screw. Standing seam costs more and lasts longer; exposed fastener is faster and cheaper and is well suited to outbuildings.
