Does homeowners insurance cover roof replacement?

Sudden damage is treated very differently from gradual wear.

It depends on the cause and on your policy, and the distinction that matters most is sudden accidental damage versus gradual wear. Storm, wind and hail damage is usually the sort of loss a policy contemplates; a roof that has simply reached the end of its service life generally is not, however leaky it has become. Many policies also distinguish between replacement cost and actual cash value, which changes the settlement significantly on an older roof. What helps every claim is evidence gathered before anything is disturbed — photographs of the damage, the entry point and the interior consequences, in the state they were found.
