Our builder needs a roofer for a new house. How do you coordinate?
We quote from the plan, book against the dry-in date, and hand over certificates of insurance before anyone mobilizes. On rural lots we also confirm access and a delivery point early, since a boom truck that cannot reach the house changes the labor on the job. Anything in the design likely to cause trouble, such as a shallow connector detailed as shingle, gets flagged while it is still inexpensive to change.
Our addition will drain onto the old kitchen roof. Is that a problem?
It can be a serious one. You are concentrating the runoff of a large new plane onto an older, shallower surface that was never sized for it, and shallow roofs are the least forgiving. The right answer is usually to rebuild that lower section in membrane, or to re-pitch it, at the same time as the addition. Doing it later means opening up finished work, so it belongs in this scope.
Our farmhouse has no soffit vents. How do you vent a new roof?
By creating intake where the original construction never provided any. Depending on how the eave is built, that can mean vents let into the fascia, an intake vent at the lower course of the roof itself, or opening a closed soffit and installing continuous intake with baffles behind it. Exhaust at the ridge without intake below is worse than nothing, because it pulls conditioned, moist air up out of the house.
Can you roof a new detached garage or barn?
Yes, and those buildings often suit metal better than shingles, particularly on a simple span with few penetrations. Unheated structures need condensation thought through, since a cold panel over a damp interior can drip without any leak at all, which is solved with the right underlayment and ventilation at ridge and eave. Each building is estimated on its own so you can sequence the work as budget allows.
