Can you put the new roof over the old one to save money?

My skylight leaks every heavy rain. Replace the skylight or reflash it?

Diagnose it first. Most of these leak at the curb and the head flashing rather than through the unit, and on a roof from this era the flashing kit was often improvised on site. If the unit itself is sound and the seals are intact, rebuilding the flashing when the surrounding shingles are replaced solves it. If the unit is failing too, doing both at once is the sensible sequence.

Do townhomes and shared-wall units get handled differently?

Yes, and the first question is usually the association rather than the roof. Where a homeowners association owns the roof, the scope and the approvals sit with them, and we will work to whatever specification they set. Where the unit owner is responsible, the roofing is straightforward but the tie-in at the shared wall is not — that junction has to be flashed as a proper detail, coordinated with whoever holds the other half.
